18@TWINPALMS Offers Midcentury Modern Influence with 21st Century Tech

New development breaks ground in Twin Palms neighborhood

The Ace Hotel in Palm Springs is about to get a new neighbor. Actually, 18 new neighbors.

Palm Springs Modern Homes, which has built communities throughout the city such as 43@Racquet Club, 48@Baristo, 48@Arenas, and 7@twinpalms, has just broken ground on 18@TWINPALMS located in the Twin Palms neighborhood.

The new development will encompass 18 single-family, one-story detached Modernist homes inspired by midcentury lines and elements. Each will have its own swimming pool, spa, and landscaping. The houses are individually gated and designed around the same floor plan—three bedrooms and two bathrooms spread over 1,793 square feet.

 

Each of the houses will have 10-foot ceilings, designer tiled floors, and custom cabinetry among other amenities.

 

Realtor Neil Curry of Windermere notes that, “18@TWINPALMS is offering an upgrade list, but the homes are completed with everything you need and would expect in a 21st-century new home. So if buyers don’t want to, there is no need to add upgrades out of necessity.”

Curry specializes in partnering with developers and bringing new communities to the market. ”I work closely with each developer to advise and choose finishes to assemble a turnkey, high-end fit-and-finish package for perspective buyers,” he says.

Among many other features, each of the houses will have 10-foot ceilings, eight-foot doors and sliders, designer tiled floors, carpet in the bedrooms, Fisher & Paykel appliances, Grohe & Kohler fixtures, custom cabinetry, quartz countertops, designer lighting, and, in a nod to midcentury style, a Malm gas fireplace.

“Additionally all the homes will be state-of-the-art pre-wired for 21st-century living, pre-wired for audio visual, networking, and low-voltage automated blinds,” adds Curry.

Each house will also be pre-wired for solar and offer other green features such as tankless water heaters, low-e glass, a high-efficiency HVAC system, ENERGY STAR rated appliances, low-flow dual-flush toilets, drip system irrigation, and be pre-wired for a car charging station.

According to Curry, Phase One of the new community is attracting a wide swath of buyers ranging in age from their 40s to their 60s, many out-of-area buyers from the Northwest, Northeast, and California coastal communities.

 

Each house will have its own swimming pool, spa, and landscaping.

 

Phase One of the development, with prices ranging from $599,000, is expected to be completed by July 1. Phase Two, whose prices are still to be determined, should be released mid-February and finalized by Christmas 2015.
