In July, we checked out the groundbreaking of Vista Palms, a new community of 95 single-family midcentury-inspired homes being built in Desert Hot Springs.

The homes will feature three floor plans known as The Cosmo, The Manhattan, and The Martini and each one will be constructed in three elevations and three different color schemes.
A fully-furnished model home was recently completed and there are also five other homes that can be toured by potential buyers. The model is a Cosmo 1A floor plan with 1,918 square feet that encompasses three bedrooms and three bathrooms.

The five other homes include three Cosmo floor plans and two Manhattan plans (2,054 square feet with three bedrooms and two bathrooms).
“Flooring is the only item left for buyers to select [in those homes], and the addition of a pool and solar system as well as fireplace, ceiling fans, and appliance upgrade can be added,” says Bryan Schopp, a realtor with Leaskou Partners.

The standard flooring is a 12-inch by 24-inch tile that’s available in six colors, as well as a sculpted designer carpet that comes in 24 color options. Schopp notes that buyers can upgrade to extend carpet into the bedrooms and living area of the great room, as well as choose an alternate tile and/or carpet from the Vista Palms design center.
Two of the finished homes are on large lots — a Manhattan 2A is on 19,263 square feet and is priced at $369,400, while a Cosmo 1A sits on 19,845 square feet and is priced at $364,900. Front yard landscaping is included in the price of the homes.
The standard kitchen package includes Whirlpool appliances with two upgrades available. While the laminate cabinets in the model are a darker shade, a lighter, honey-toned version is also available. Schopp says that early buyers in the next phase will also have the option to upgrade to a white Shaker-style cabinet.
Now that buyers can tour the finished homes, Schopp thinks they will be drawn to the “quality of the finishes, large open spaces with balanced light, clerestory windows, and open concept living with fantastic views.”
“All [of the homes are] located in a quiet, peaceful setting with style and design features found in similar new modern homes in the Palm Springs market at a price that is at a minimum of $240,000 less and up to $350,000 less for comparable homes,” adds Schopp.
