The new homes in the Palm Springs community of Vallera at Village Traditions offer buyers a single-story lifestyle within a two-story home.

Vallera at Village Tradition is an aptly named development not far from downtown Palm Springs. Driving along the streets of this gated community feels a bit like you’re in a quaint little village.

The 52 homes at Vallera are being built in phases and buyers currently have the opportunity to purchase one of the three original models, or they can chose among the three floor plans of the 11 homes currently under construction.

The Rilington Group, a Southern California homebuilder for over 40 years, is building the community. Mickie Riley, along with his wife, Hansi, started Rilington Communities in San Diego. In 2003, the Rileys saw the opportunity for growth and expansion in the Coachella Valley and relocated the company from San Diego to Cathedral City.

Erin Eslinger, marketing director of The Rilington Group, describes the architecture of Vallera’s existing homes as “Old Las Palmas” and notes that the new houses will follow that style. “We knew our exteriors needed to complement Old Las Palmas, but we had some flexibility on the interiors,” she says.

Every home has a private, outdoor patio.

“We took special care to include modern design elements into the interiors with our light and plumbing fixtures, cabinet styles, and counter materials, in addition to many other details. Each home is distinctive and designed with indoor-outdoor living in mind.” In keeping with that spirit, every home has a private, outdoor courtyard.

All three floor plans include three bedrooms and three bathrooms with layouts ranging in size from 1,848 to 2,185 square feet. Although the homes are two stories, they are set up for a single-story lifestyle with the master bedroom, secondary bedroom/office, and laundry room all on the first floor.

In the floor plans for Residence 2 and 3, there is a loft and a secondary master bedroom and bathroom on the second floor. In Residence 1, the upstairs is dedicated to a casita that has its own exterior stairs and entrance and the space is not accessible from the main floor. “This provides a unique opportunity for a truly private casita/guest suite,” says Eslinger.

The homes’ amenities include gourmet kitchens with granite slab counters, walk-in pantries, Moen fixtures, a Whirlpool Gold stainless steel appliance package, and maple cabinets. The entry, kitchen, and bathrooms have 18-inch square porcelain tile flooring and the bedrooms feature Shaw carpeting. (There are three standard carpet choices, but upgrade options are available at Vallera’s design center for an additional cost.)

All of the homes will also have dual-glazed, low emissivity (aka low-e) vinyl windows and will be pre-plumbed for solar-powered roof panels. Among the community amenities are a clubhouse, swimming pool and spa, and two fitness rooms.

Residence 2B has just over 1,980 square feet. The model home currently on view features the Hacienda elevation.

The master suites include bathrooms with maple cabinets in a choice of three finishes, a separate shower and tub, and a large, frameless vanity mirror.

Buyers can currently tour two new model homes and the houses under construction have an estimated completion date of Fall 2017 with prices from $499,990 to $532,990.
